Home Warranty
RRM does utilize Owner's home warranties (HW) when requested. However, we want to let landlords know that home warranty companies are better designed for homeowners than landlords. This is important to understand when utilizing a home warranty company. The most common issues we have dealt with are:
- HW does not have to follow landlord/tenant laws regarding response times, so the management company must use its vendors to follow response times.
- HW uses its vendors, who are financially interested in “upselling” additional repairs or upgrades.
- HW vendors only receive the trade call fee; their additional income comes from adding or recommending additional repairs that our vendors do not push on you.
- HW will utilize any and all product warranties with A/C units and water heaters so as not to spend money. Meanwhile, the tenants do not have working systems, and there is a legal liability after two business days. This causes the Owner to pay for outside contractors to comply with the terms of a Nevada lease.
- Many HW require credit cards, email, or logins on file. It is the Owner's responsibility to do so and then supply RRM with these credentials.

In thousands of transactions, we have only seen an HVAC company replace one A/C unit at full cost and a handful of water heaters. They typically give a smaller percentage reimbursement, and the Owner pays the difference.
- This comes many days after the initial maintenance request is sent in. This delay costs the Owner reimbursement to an angry Tenant.
