Rent is due the 1st of every month and considered late after the 3rd. Late fees are applied to all rental payments that are not received in our office on the 3rd day by 5:00 p.m. including rent payments that have been mailed. Late fees are $50.00 the 1st day and $10.00 each additional day. Please refer to page 2 of your lease. If for any reason your rent payment will not be on time, please contact your property manager to avoid evictions filed the 10th of every month.

Online Payments will be accepted unless a previous payment was considered NSF (Non Sufficient Funds).
Once a payment is considered NSF we will only accept certified funds (Cashiers Checks/ Money Orders)
Please complete the money orders entirely and retain the stub for your receipt

Please refer to your rental agreement (lease) to find out what utilities you are responsible for. All utilities that you are responsible for must be switched into your name on or before the first day that you occupy the rental. See the utility contact page for this information.

Any modifications to your rental property must first be cleared by the homeowner request should be submitted in writing to your property manager.

It is required that all residents carry enough renter's insurance to cover themselves and their personal property. Please consult with our preferred vendor. (See preferred vendor list)

You are responsible for replacing A/C filters once per month and ensuring that your smoke detectors and CO2 detectors batteries are refreshed as needed. Light bulbs should be changed as needed. Carpets must be cleaned at least once per year. Please see your lease for responsibility of pool and landscape maintenance.

If your lease term is ending, you are required to give 30-Day Written Notice to vacate. You cannot vacate until your lease term ends. Please contact your property manager should you need to break your lease early.

The rental property must be returned in the same or better condition than it was when you first moved in. It is important to thoroughly clean the entire property to avoid losing any of your security deposit. Please contact your property manager to receive the Notice of Intent to Vacate Form. This form will include a list of all necessary cleaning requirements. Carpets must be professionally cleaned and a receipt must be provided. Upon vacancy of the property, we do offer the convenience of having RPM handle all cleaning using our preferred vendors, and these charges will be deducted from your security deposit.

Yes. Your security deposits will be refunded to you, minus the amount of any unpaid charges, damages or cleaning fees. Security deposits will be refunded within 30 days of your lease's expiration.
