Rental Property Kitchen Upgrades!

System - Sunday, July 6, 2014

What kind of upgrades should you do to a rental property in order to maximize your return on investment? We are often asked this question by our clients who are looking to upgrade their rentals with materials that will not only enhance the value of the property itself, they will also last longer. There are longstanding debates about the cost differences between carpet and solid surface flooring, counter top materials, and more.

Today we will look at an overview of the various types of materials that are popular in counter tops. Many homes throughout Las Vegas were built during the housing booms of the 90s and early 2000s. Typically, you can expect to find either tile or solid surface counter tops in homes of this vintage. Both are prone to longevity issues and both can give the appearance of an outdated property. That’s not to say that tile and solid counter tops have gone completely extinct – they are still among the most affordable counter top choices and can be had in a dizzying array of colors and finishes to match your home’s design.

While granite and marble are typically the go-to materials for counter tops, there are a whole host of options to fit many different styles and budgets. In a rental property the priority will always be a long lasting, durable product. Concrete, metal, and recycled materials are all viable alternatives to the “usual” materials used in counter tops. Whatever your priority is – price, design, durability, Eco-friendliness - There is no reason you can’t get creative with your surfaces in a rental!
